Four checks before you pay for land or a home

  1. Search the title first

    Check the land title at the Ministry of Lands (MLHUD) or the zonal office before you pay anything.

  2. Visit with the LC1

    Walk the plot with the area LC1 chairperson and neighbours to confirm boundaries and ownership.

  3. Never pay a viewing fee

    Real brokers show you property first. Do not send money to someone you have not met.

  4. Pay with paperwork

    Pay by bank with a written sale agreement, witnessed, and keep every receipt.

Questions people ask

How do I check a land title in Uganda?

Ask the seller for a copy of the title, then do a search at the Ministry of Lands (MLHUD) zonal office that covers the area. The search shows the registered owner and any caveat or mortgage on the land. Do it before you pay anything.

What do rental brokers usually charge?

Many rental brokers charge a commission once you take a house, often around one month's rent. Agree the fee before any viewing, and never pay just to see a house.
